1. Number of old villas in Ho Chi Minh City and preservation plan
Referring to architectural works of large scale and high-aesthetics, it’s impossible not to mention villa. The old villas built from the 30s of last century and the ones built later all represent the style of the era and leave a very strong impression on the viewer.

Nowadays, according to a few surveys and records, there are more than 1500 old villas in Ho Chi Minh City with more than 500 addresses that are no longer villa architecture. In which, District 1 and District 3 are the two locations with a relatively large number of remaining old villas. Ho Chi Minh City also had many times made a list of old villas to be preserved but encountered many difficulties. Owners of these villas are afraid of preserving their villas, which will limit their business and investment activities. The proposed direction is to allow these owners to do business freely in their villas (such as hotels and restaurants, etc...) with regulations on preserving the architecture of those villas.

2. Take a look at some villas with a long history in Ho Chi Minh City
2.1. The 99-door mansion of the rich man Hua Bon Hoa
The 100-year-old mansion is located at 97A Pho Duc Chinh Street, District 1, about 200m from Ben Thanh Market. The mansion was once owned by one of four richest men in Saigon at the end of the 19th century. The mansion is located on a 4000m2 and has 4 floors built-in. The unique architecture is a combination of Eastern and Western cultures. The color and construction style of the walls are French architectural style. Meanwhile, the roof is covered with yin-yang tiles and many bold Asian patterns. The mansion of the Hua family since 1992 has been converted into an arts museum displaying antiquities, including artifacts owned by this family.

2.2. The ancient villa located at 110-112 Vo Van Tan Street in District 3
The ancient villa itself has three facades facing three streets: Ba Huyen Thanh Quan, Vo Van Tan and Nguyen Thi Dieu. This villa has a large scale with a land area of 2800m2, a construction area of 1100m2, the rest of the land is landscape construction. This villa is estimated to have been built in 1927 and its original owner was identified as Mr. Nguyen Van Nhieu. The first name of this villa is “Phuong Nam villa” which has been owned by many generations of families. In 2015, Phuong Nam villa was acquired by Minerva company and renamed The Villa.

Currently, The Villa is planned to be restored because this villa is added to the preservation list, so it won’t be newly built. According to the information of The Villa’s restoration plan, the project scale has a floor area of 2531m2, the main house has 2 floors. The units involved in the project are Stonewest Ltd. as the builder, and Saigon 2 Construction Quality Control JSC as the supervision consultant. The joint venture called CNPN-ACCCO (including Architecture and Construction Consulting JSC and Phuong Nam Derivation Corporation) is the design consulting unit. The purpose of Minerva's restoration is to contribute to the conservation of urban heritage together with the city government.

2.3. French-style Villa located at 237 No Trang Long Street
This ancient villa is also added to the list of hundred-year-old villas built in 1920 and fully completed after 3 years. The villa has an area of 521m2, facing the main door to the East. The owner is known as a woman in Binh Duong. Because it has not been listed for preservation, the owner has dismantled it to build a new one in 2016. This is also considered a regret for a work of hundred-year historical value.

At the beginning of 2021, the People's Committee of Ho Chi Minh City increased the total number of old villas into the preservation list of more than 200 units.

The list is divided into 3 groups:

Group 1: Maintain the same architectural shape both outside and inside, construction density, height and number of floors.
Group 2: Keeping the outside architecture intact
Group 3: Deploy construction in accordance with regulations on architecture, planning and construction law.
